Location: Upcountry Keokea on the slopes of Haleakala in the kula rural district, near Ulupalakua, Pukalani, Makawao and Haiku

Rates: $600 per night for the first two guests. Each extra guest is an additional $50 per night plus taxes.
Availability: See Calendar - There is a 7 night minimum payment term. You may arrive and depart on any day of the week subject to availability.
National Holiday Rate: If a reservation is scheduled over any National Holiday Day, premium rates apply, which are $50 per night additional. There is also a 7 night minimum payment term. Christmas & New Year Rate Christmas and New Years Weeks are $700 per night plus taxes for the first two guests with each extra guest an additional $50 per night plus taxes, with a 10 night minimum term or we may accept two 10 night minimum terms if renting only Christmas Week or New Years Week. Final payment will be due 90 days prior to arrival.

Deposit: The average house security damage deposit is $500 plus a credit card guarantee, however we may increase or decrease the deposit amount depending on unique circumstances. We may later arrange with guests for a separate incidentals deposit for guest-requested special services.
Initial Reservation Payment: 50% of total charges Final Reservation Payment 60 days prior to arrival
Outcleaning Charge Post-departure cleaning is included up to a reasonable and customary amount. Excess out-cleaning may be billed at actual cost at the owner's discretion. Tidy guests are much appreciated. Ordinary considerate enjoyment usually does not result in any extra cost to guests.
Housekeeping Services Provided: Pre-arrival cleaning is included and post-departure cleaning is included as detailed in the out-cleaning section. Mid-stay cleaning is arranged at guest request. See Extra housekeeping costs.
Extra Housekeeping Cost: Mid-stay housekeeping is $30-35 per person per hour plus GE tax, with a 3 hour minimum. Advance notice is requested. Subject to availability.

Check Out Time: By 11am
Beach Access: Drive 20 minutes to the Northshore beaches of Baldwin and Hookipa, Paia Bay, Tavares Bay, Mama's Cove and many other ocean access spots. Snorkeling, swimming, boogie boarding, windsurfing, kitesurfing, surfing and other water sports are located nearby! The balmy beach resort areas of Wailea, Kihei, Kaanapali and Kapalua are 30-60 minutes drive which makes for comfortable day excursions to all parts of the island. Exotic Hana is a fantastic day trip easily launched from the Haiku area.

Outdoor Spa: The Cottage has a wonderful redwood wine-cask shaped deep soaking hot tub with jets set in the garden with ocean views!

Approx. Interior Size: Approximately 1,000 square feet that is well-planned to maximize the lovely ocean and sunset views as well as to provide comfort and efficient use of the space.
Approx Lot Size: The Cottage resides on the lower portion of an expansive 8 acre property. The owner is building a new home far up above the Cottage and there are no views from the owner's residence towards the Cottage, nor can any other dwellings set off in the distance see directly towards the Cottage or its surrounding immediate exterior.

Fireplace: A fantastic Scandinavian design cylindrical wood-burning fireplace/stove is situated between the kitchen/dining area and the living room. You may rotate it to cool different parts of the great room which provides ample heating over cooler nights in winter season. Very cozy and romantic!
There is also a large campfire pit in the garden with a generous stack of aromatic kiawe wood provided for your use. Roast marshmellows, play guitar, or simply star gaze on Maui in a heavenly setting!

Guest Information:
In an effort to provide accommodations which are acceptable to all of our guest, the owner and management of this property reserve the right to refuse service to anyone who will not respect local statutes or generally accepted codes of personal conduct.
Elements Upcountry is a non-smoking establishment. Any guests who wish to smoke, are required to smoke outside. A $100 cleaning fee will be added to your account if smoking occurs in the house .
While not acknowledging responsibility, we would appreciate your taking the time to report any unsafe conditions in our facility.
Our guests agree to vacate their rooms by checkout time (11 a.m.) On the departure date.
Amenities Not Included :
Provide your own toiletries, slippers, and wrap, however Elements Upcountry does stock in its managed homes bathrobes and custom toiletries. Recreational equipment, if found on the property is incidental, and is not a guaranteed feature of the house inventory. Boogie Boards, Snorkel Sets, Surf Boards, Kayaks, Bicycles, and other sports equipment can be rented in advance through third party providers. Please inquire with our Concierge for reservations.
Rates Include :
Direct local phone, parking (except at condominiums or hotels), Concierge assistance, optional greeting upon arrival, occupancy up to the maximum number of persons allowed, weekly pool/spa service, weekly gardening, post-departure cleaning if not charged separately, extra person fees and housekeeping services as noted up to the stated maximum amount.
Rates Not Include :
Not included are long distance phone, security/damage/incidentals/activity deposit, extra pool/spa service, extra yard maintenance, personal laundry, extra housekeeping other than noted, Hawaii state taxes total 11.4166%, food or beverages, lodging cancellation protection, lei greeting, airport greeting, transfers, transportation, auto rental, rental bedding, child care supplies and child proofing services, sightseeing, tours, activities, baggage handling at airport or at Elements Upcountry, sports and water recreation supplies, replenishment of paper & soap products other than initial supply, and any other items or services not specifically listed as included.
Cancellation policy:
Refund & cancellations: guest understands and acknowledges that the initial payment by guest is non-refundable, unless the property is damaged or otherwise rendered unfit for habitation and no acceptable substitute can be arranged. If guest cancels this reservation, a refund of guest's initial payment may be made, less a cancellation fee, based on the gross rental amount and taxes originally due for the reservation, if the accommodation is re-reserved by another party for the same dates and at the same rate. Guest understands and acknowledges that owner/agent/property manager has no obligation to re-reserve upon guest's cancellation, although reasonable efforts may be expected. Lodging cancellation protection coverage is available from independent providers and is highly recommended. This reservation may be cancelled by the owner/agent/property manager, in the event the property is withdrawn from a rental program and their liability is limited to the amount of rental monies paid to date on the account.
Cancellation fees:
A $100 handling fee will be charged for cancellations up to 31 days prior to scheduled arrival. Cancellations within 30 days of the scheduled arrival will be charged 10% of the gross rental amount. Cancellations within 14 days of a scheduled arrival will be charged 15% of the gross rental amount.
