Set amongst the extensive gardens of a private Tuscan estate, secluded amid the beautiful foliage, Villa Niccolini offers a peaceful retreat in close proximity to many of Tuscany’s highlights. The property has been recently restored and boasts original terracotta tiling and tremendous oak beamed ceilings throughout. Vast, manicured lawns surround the villa and there is sizeable swimming pool with diving board and spacious poolside area with comfortable sun loungers and umbrellas. The grounds also feature a private tennis court, outdoor stone pizza oven, table tennis and outside dining area seating up to 12 guests. The garden is also well lit at night so those Tuscan evenings can be enjoyed alfresco!

Ground Floor:

• Two guest WCs, one which works well as a pool shower and changing room due to its position.
First Floor:
• Additional living room with fireplace and satellite TV.
• Six pastel decorated bedrooms, three twins, one with an en suite shower, and three doubles, one with an en suite bathroom.
• Two further bathrooms one with bath and one with shower.

Staff
Resident housekeeper who cleans eight hours a day, six days a week. Cook who will shop for food and prepare all meals up to eight hours a day, six days a week (food deposit is payable in advance). Gardener to maintain the grounds and the pool.
