The simple pleasures of life are easily found at Casa Grazia. Begin your day with a morning dip then towel off by the pool while gazing across the Tiber Valley to the picturesque hilltop town of Todi with the domed tower of Bramante's famous Consolazione church in the foreground. A few steps away, in the shade of the dining terrace, enjoy breakfast in the fresh country air. Perhaps not exactly what was envisioned when Casa Grazia was originally built as a small convent, but a wonderful retreat all the same.

Recent renovations to Casa Grazia have maintained much of the original character of the house - traditional exposed ceiling beams, terracotta floors and thick walls pierced by stone archways. Yet, the well-equipped cook's kitchen, bright window openings, and terrazzo-tiled bathrooms provide modern comfort and conveniences. A large, open plan living room centered on a wide hearth is a perfect gathering place when not outside on the terraces or by the pool.

Casual and comfortable, this is an ideal base from which families can discover Umbria - minutes away from Todi and the main expressway, the location allows convenient access to the best sites, towns, shopping and activities of region.

Five bedrooms on the two upper floors of the main house sleep up to 10 guests. Second floor: Bedroom 1, 3 & 4 (all Queen beds, 63") and Bedroom 2 (Twins, 36") share two bathrooms in the central hall (one with tub, one with walk-in shower), and a full bath (with shower) on the ground floor. Top floor: Master bedroom 5 (Queen, 63") with ensuite bathroom (bath & shower) nestles under the old rafters.

An additional annex provides added privacy for 2 additional guests. Bedroom (Queen, with orthopedic bed) with full bathroom (with shower).

In the main house, a long, open living room with fireplace & adjacent dining room open directly to outdoor terraces through double doors. Large country kitchen with island & breakfast table is well equipped & opens directly to the covered dining terrace.

The annex is a splendid stone cottage with complete kitchen & pellet burning stove; large sitting room with traditional chestnut beams & living room with day bed. The bedroom has a lovely cornor fireplace.

Gated property with a small olive grove slopes down the hillside offering spectacular northeast views toward Todi. Garden with lawns where children can play; wrap-around terraces, covered outdoor dining and poolside seating. Pool (36'x18'). BBQ. Mature cypress trees provide privacy from neighbors.
